ATLANTA METRO STUDIOS AND UNION STATION BUSINESS CENTER
Shannon Mall was an 830,000 SF regional mall opened in 1980 by Cadillac Fairview Shopping Centers.
The original geotechnical and construction materials testing services were provided by a current Principal Consultant of Willmer Engineering. The mall had been in decline for years before foreclosure in 2009. Rooker purchased the mall in 2014. After assembling multiple tracts and cross easements, development began on the 1.2 million SF commercial development in 2015.
A 215,000 SF film and television studio facility, Atlanta Metro Studios, was built on the lower 25 acres. The studios consisted of three buildings: an 80,000 SF building for six sound stages; a 25,000 SF building with sound stages; and a 60,000 SF two-story office attached to a 50,000 SF mini-space building. Fox Television and Sony Pictures are tenants.
Union Station Business Center also includes a 988,000 SF distribution facility, sited on 65 acres adjacent to the Atlanta Metro Studios facilities. The building was designed to accommodate large-scale consumer product and e-commerce business operations, with 36-foot clear height ceilings and 60-foot wide bay spacing. DHL leases the building as a logistics hub, where it performs kitting operations for Keurig, packaging various coffees and coffee makers together and distributing them from the facility.
Due to their past work on the original Shannon Mall development, Willmer Engineering was contracted to perform a geotechnical exploration for the re-development design. During construction, Willmer provided construction materials testing and special inspections, such as subgrade proof-rolling observation, engineered fill monitoring and testing, foundation bearing evaluation, concrete sampling and testing, structural steel testing, graded aggregate base course testing, and asphalt and concrete pavement testing.
